How to Be Smart in a World of Home Hunting

Hunting for a new home, especially if it is the first home, can be exciting. The thing that buyers want to avoid is being so excited that they make mistakes when purchasing their home. There are procedures that buyers can follow to avoid making mistakes in the world of home hunting.

Get Pre-Approved

When you go into a home hunting situation, you want to allow the seller as little leverage as possible. If you have no idea how much you can spend on a home, then you can make a bad decision on which homes you can or cannot afford. Before you set out to buy your home, sit down with the lender and get pre-approved first.

Get an Inspection of Your Own

First-time home buyers will often let the process of closing on a home move on through its steps without really saying a word. Most of the first-time buyers figure that their attorney will make sure that everything works out. You should never be passive when it comes to buying your own home. A home inspection is part of the mortgage approval process, but you should get your own inspection done by a certified professional to point out anything the other inspection may have missed. You do not want to buy a home with a bad roof just because the initial inspector was not as thorough as he should have been.

Look at Multiple Houses

Home hunters can get so excited about the process that they often want to buy the first house they see. Until you have seen multiple properties, you really have no way of gauging whether or not a home is a good deal or what kind of offer you should make. Look at multiple properties when you are hunting for a house to get an idea of what you can afford and to make sure that you are exploring all of your options.

Have a List

When you are ready to buy a home, you have certain amenities in mind that you would like to have. Before you start hunting, you need to write those amenities down to make sure that the house you buy is really what you want. Some amenities may not be a deal-breaker. For example, a house without a pool is still something to consider because you can install a pool on your own. But a house without a two-car garage when you really want a two-car garage should not even make the final list.

When you live in apartments in Charlotte NC, the house hunting bug may eventually bite you. As you get ready to move from your Charlotte apartment to a new home, make sure you set ground rules for yourself during the home hunting process.

insured.

A lot of people we know are sick these days, even dear daughter have cough and already showing some symptoms of fever too. With that, we make sure to double dose her vitamin C and continue with her other vitamins, antibiotics and supplements and make sure she don't get so tired and dries up from much perspiration. Anyways, one of the things that I'm talking about with the husband is our medical insurance that we need to update and upgrade as soon as we can, just to make sure that whatever happens, we are covered. If we can find something like family insurance or even a life insurance for travelers specially now we are always on the road and going back and forth from shoots.

Compensation Laws in Different States

Workers Compensation is a big issue for employers in the United States. The law requires employers to purchase a type of insurance policy which ensures that their contractual obligations, such as payments to employees who are injured or made ill at work. This can be a very big cost for an employer.

Did You Know?

Workers Compensation is often tracked back to Caribbean pirates. The pirates who were injured during raids would be compensated with treasure belonging to able-bodied pirates when the treasure was divided. Years later, in 1911, the Workers Compensation act was introduced.

Workplace Injuries

Prior to the act, workers had to take legal action against their employer in order to recover medical costs. Wisconsin was the first state to adopt the new act, which was designed to be a "no-fault" system. It ensured workers received prompt and fair medical treatment for injuries which occurred in the workplace, and set maximum costs which helped employers to budget for these costs.

The act has developed over the years, and now offers comprehensive benefits to employees. This includes death benefits, lost wages, vocational rehabilitation and medical expenses. There is a fund for workers whose employers do not subscribe to an insurance policy, and companies are heavily fined for failing to comply with the act.

State Differences

Most states allow employers to purchase an insurance policy from any insurance company. Five states and two territories (Ohio, Puerto Rico, West Virginia, Wyoming, North Dakota and the US Virgin Islands) have legislation which ensures employers purchase policies from the State. There are specific Government-run funds in each of these states which an employer has to use in order to be compliant with the act.

Thirteen states have a system which combines both schemes. These are Arizona, California, Idaho, Maryland, New York, Oklahoma, Pennsylvania, Utah, Michigan, Colorado, Minnesota, Oregon and Montana. In these states, there is a Government-run fund which employers can use, but there are also private insurance companies. Employers are free to choose between schemes, and find the one which suits their business best.

The other states, such as Massachusetts Workers Compensation Laws, all have private companies who compete to offer insurance policies to businesses.

Who Needs Insurance?

Not all employers need Workers Compensation insurance. Sole proprietors and partnerships do not need to insure until they have employees who are not also owners, and some states do not require commission only jobs to be covered.

Some states, such as Texas and New Jersey, do not require an employer to purchase insurance. It is important to note that employees still have rights in these states, and an employer must still meet their duties.

Very large companies can also be allowed to "Self-insure", although this is offered on a case-by-case basis and the laws regarding it vary greatly between states. If you aren't sure if you need an insurance policy, it is best to seek local legal advice from an experienced attorney.

corporate shoot

Last week I was able to pull of a corporate shoot for their products, company facilities and manpower. Thank heavens for the good weather and very cooperative staffs that helped me with the entire shoot. Aside from being able to finish my task, I was lucky to learn some new things that has to do with their products like poly sheeting and various plastic materials that they use to make awesome packaging products! I was quite impressed on how systematic the company is thus making my shoot runs smoothly.

Top 5 Ways to Share Files Online

The Internet is a great place to get almost anything you could possibly want. While it was started with the notion that everything should be free, that idea has long since fallen by the wayside. The simple fact of the matter is that a lot of times, you can contribute a lot to the online experience of someone else and provide something very useful to them. The following are five ways you can share a lot, whether with someone else or with yourself.

DropBox

DropBox is an online platform that allows you to install it, log in and share your files across a wide variety of different platforms. If you have several computers, you used to have to separately install everything, and you usually had to use discs or some other physical media to transfer your files. This is challenging if you have offices all over the place, but DropBox made it pretty easy.

Regular Email

Email is a great way to send your messages or whatever you need to send. It's easy to transfer files just by emailing them to yourself. Plus, it's cheap because you don't need any kind of special program. However, it has no access to faxes, and a lot of people are so paranoid about getting a virus that their spam filters are as well trained as Navy Seals.

Online Faxing

When you try online faxing with Metrofax, you get access to a very easy method of sending files to fax machines. This creates a hard copy, and is useful for communicating with people who aren't even online except for a land line. It's also great because you can send things to yourself from one of these more traditional offices, using only a fax machine that's been available for a long time.

Posting a Web Portal

A web portal doesn't need to be anything fancy, but it is essentially either an FTP site or a regular HTML site. From there, you can place links to download just about anything you might need. Naturally, you need some skill to setup something like this, and you'd better encrypt it unless you want everyone accessing your files.

Forum Linking

Forums are websites you don't have to build that allow you to transfer files. Naturally, there are limits to the types and sizes of files you can share, and anything you put out there will be available to anyone who wants it.

goodbyes

Last week my mom and I attended a wake of a neighbor who happens to be my previous client during her birthday celebration. She was 80 years old and her daughters came home the moment they learned what happend to their mom. They were able to make sure to give their mom the best funeral arrangements and serve her even for the last time. But what made me feel sad the most is when I saw the huge portrait photo of her that I took during her birthday preparation. It made me realized to love and cherished as much as I can the people I love. At the same time it dawn to me how life can be abruptly taken away without so much ado.
